These fees vary from property to property and can on occasion be significantly more than the ranges given below. We can give you an accurate figure once we have sight of your specific documents.

VAT is charged at the current rate as of 01 December 2018.

We do not give organisations a referral fee.

Stages of the process:

The precise stages involved in the purchase of a residential property vary according to your circumstances however we highlight some of the key stages below:

  • Take your instructions and give you initial advice
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller's solicitor
  • Give you advice on all documents and information received
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

Sale:

       · Our Legal fee as per above plus VAT

       · Land Registry Disbursements: £6.00-12.00

       · Estate Agent fees (if applicable)

       · Electronic money transfer fee: £25.00 plus VAT

Stages of the process:

  • Take your instructions and give you initial advice
  • Send out contract documentation to the buyer's solicitors
  • Answer applicably any enquiries raised
  • Send final contract to you for signature
  • Agree completion date
  • Exchange contracts and notify you that this has happened
  • Complete sale
  • Discharge of mortgage, if applicable.
  • Arrange for all monies to be sent to you

How long will the transaction take to complete?

Sale, or purchase of a house all depends on a number of factors. The average process takes between 8-16 weeks.

· It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 16 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 6 months. In such, a situation additional charges would apply.

Administering an estate

At MAG Solicitors, we take time to understand your circumstances and wishes, ensuring that your matter is dealt within a sympathetic manner. We are flexible and are able to arrange a meeting outside of our office should this be necessary, offering home visits also during out of work hours for no further costs.

We will guide you through the entire process, preparing and completing the documents applicable to your matter to administer the estate.
